New homes in The Flatlands
Lowell, DeMotte and Wheatfield sit 20 to 35 minutes apart along I-65, on either side of the Kankakee River. New neighborhoods are selling, and big employers are building nearby. I check every lot against the school line, the sewer map and the builder's paperwork before you sign.
Start with a town
Three towns, two school districts, one stretch of I-65
Tri-Creek schools

Kankakee Valley schools
Wheatfield
Home to the Kankakee Valley school campus on SR 10. Country lots, a growing township and a new Amazon data center campus.

How I work
A broker who checks the line before you sign
- The school line first. In Lowell it's Tri-Creek; across the river in DeMotte and Wheatfield it's Kankakee Valley. Districts follow townships, so I confirm the district for the exact parcel.
- Sewer or septic, city water or well: it changes subdivision by subdivision out here, and it changes what you pay.
- What's actually for sale: lots, spec homes and to-be-built plans, the same day you ask.
- Selling a home to build, or selling land to a builder? Same broker, same phone: Flatland Real Estate LLC, licensed in Indiana.
Before you fall for a lot
Send me the address. I'll check the school line, the utilities and the builder.
School districts in The Flatlands follow townships, not mailing addresses or town names. Send a lot number, subdivision or street and I'll reply the same day with the district, water and sewer, and what's for sale near it.
